The decorative fretwork had faded to nothing. Ornate railings blended straight into the weatherboards. Tongue-and-groove soffits—the kind of detail that separates character homes from standard weatherboard boxes—were invisible under paint that had broken down. The elevated position didn’t help. If anything, it made the deterioration more obvious compared to neighbouring properties that had been updated. Built to stand out, now just tired.

Southern Alps on the weatherboards creates the clean base. Grey Friars on the shingle cladding adds depth without fighting the period features. Te Kūiti on the front door—a deep charcoal that reads almost black—provides the focal point the entrance needed. The three-colour approach gives enough contrast that you can actually see the fretwork from the street. The railings read as separate elements instead of blending in. The tongue-and-groove soffits show off the joinery work that went into them. The elevated position works in the home’s favour again—showcasing quality instead of neglect.
This wasn’t about following trends. It was about making period details visible again through considered colour separation, which is what makes the home worth looking at in the first place.

Auckland weather breaks down exterior paint. High UV fades colour and degrades the paint film. Temperature swings make timber expand and contract, which cracks rigid paint systems. You need flexible paint with good adhesion, not the cheapest option that fails in three years.
Paint Failure
This 1910 character home showed the paint failures you expect when a system has broken down:
- Severe colour fade across weatherboards, fretwork, and trim—the original colour scheme was no longer discernible
- Paint breakdown on decorative elements—fretwork details and ornate railings where paint had degraded to the point of obscuring the shapes

Why Repainting Over It Would Fail Again
The paint was done. UV and temperature cycling had broken it down across everything—weatherboards, fretwork, joinery. Someone had painted it between our 2003 work and this job, but that system had failed completely.
The home needed repainting to look like something again. But the failed paint underneath meant proper surface prep or the new finish would fail within 3-5 years instead of lasting 10-15.
Paint over paint that’s already failed and you’re trapping deteriorated layers underneath. Where failure is severe, paint stripping is the only correct approach before repainting. They bubble and peel within 18-24 months. Looks good for a year, then separates from the weatherboards. You end up re-doing everything in 2 years instead of getting a system that actually lasts.

Preparation
Preparation was the most demanding part of this project. The property’s decorative complexity – fretwork profiles, turned railings, deeply profiled soffits — meant standard approaches weren’t sufficient. Every surface required individual attention.

- Complete house wash to remove surface contamination, chalky residue, and years of built-up grime
- Scraping and mechanical sanding of all peeling and deteriorated paint back to sound surface

- Tongue-and-groove soffits prepared individually — each groove cleaned and sanded to ensure full coverage and film build in recessed areas

Priming and Filling
