After: Crisp, Confident, and Character-Restored
Following the exterior repaint, the villa regained its architectural presence with a considered, contemporary palette that respects the building’s heritage roots. Resene Iron — a sophisticated mid-grey — on the weatherboards creates a composed, neutral backdrop that recedes appropriately, allowing the villa’s form and detailing to read clearly. Environmental Exposure and Timber Ageing
Northcote Point sits at the northern end of the peninsula, facing open water from the upper Waitematā Harbour to the east and the Rangitoto Channel to the north‑east. Preparation

Scaffolding Installation
Full scaffolding erected to provide safe access to all exterior surfaces including fascia, soffits, upper-level weatherboards, and decorative filigree across the full perimeter of the property.
House Wash
Thorough high-pressure wash of all exterior surfaces to remove contaminants, biological growth, chalk residue, and surface deposits prior to any mechanical preparation. Clean surfaces are the prerequisite for everything that follows — primer adhesion, filler performance, and topcoat uniformity all depend on a properly washed substrate.
Property Protection
Ground-level plantings, decking, paths, and boundary areas protected with drop sheets and masking systems before preparation commenced.
Scraping and Sanding
All surfaces requiring mechanical preparation were scraped back to sound substrate and sanded to create uniform adhesion for primer. Priming & Filling
Priming
Resene Wood Primer is based on an oil-modified alkyd resin blended with pigments to give ease of application and good penetration into timber substrates.
All prepared bare timber areas and mechanically sanded surfaces sealed with primer to establish uniform absorbency, seal exposed timber grain, and create the adhesion foundation for topcoat application. Priming is the critical stage that separates a durable 10–12 year result from a finish that begins to fail within 3–5 years.
Filling and Sanding
All identified surface imperfections, nail holes, weatherboard joint gaps, and minor timber irregularities filled with exterior-grade filler and sanded flush to create smooth, uniform surfaces. Window frame recesses and joinery transitions — areas where paint edges define the architectural character of the home — received particular attention to ensure crisp, clean lines in the final colour work.

Topcoat Application
For the weatherboards Resene Sonyx 101 was selected for its advanced acrylic formulation engineered specifically for severe coastal exposure. This system provides superior resistance to UV degradation, and moisture penetration while maintaining flexibility to accommodate timber movement in high-humidity marine environments.
Resene Lustacryl provides a durable, semi-gloss finish with superior moisture resistance critical for windows and doors. The Resene Alabaster creates maximum contrast against Resene Iron weatherboards.

Final Detailing
Final Inspection
Complete visual inspection of all painted surfaces on completion of topcoat work — checking for missed areas, paint consistency, masking line quality, and finish uniformity. Full Site Clean
